Can you hold a place before I apply?
Sorry, we cannot hold a rental until the application has been approved, the lease has been signed and the security deposit has been paid. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
No. When you are approved, we ask you to pay the security deposit and sign the lease to take the rental off the market. When you receive keys and move in, you will pay prorated rent (if applicable) for the month of move-in, plus the following month’s rent if your move-in occurs on the 21st of the month or later. -
How old do you have to be to apply?
Anyone signing an enforceable legal document in the state of IL must be at least 18 years of age; therefore, all applicants must be 18 or older. -
Is the deposit refundable?
The security deposit is refundable less damages and/or cleaning charges. -
Who needs a cosigner?
Applicants who are conditionally approved may use cosigners. Cosigners must complete the rental application as well. -
You have a property I want to rent. How do I apply?
You may apply online at dillonrealty.findigs.com. -
How do I pay rent?
Rent can be paid in the following ways:
- Online via the resident portal
- Cash payment at local retailers (contact us for more information)
- Check, Money Order, Cashier’s Check
- Cash paid at the management office.
Note: all payments must be received by the management office on or before the 5th of the month to be considered on time. -
I want to get a pet. What should I do?

I want to move out, but my roommate wants to stay. What should I do?

My lease expiration is coming and I want to move out. What should I do?
Please contact our office to put in your Notice to Vacate. At least 60 days’ notice is required. -
Who is responsible for paying for repairs & maintenance requests?
Maintenance requests are covered per your lease agreement by the property owner. As stated in your lease, please do not hesitate to contact us if you notice water damage, anything that can be considered an emergency, or anything that could worsen the condition of the property over time. We provide full service management and need to be made aware of maintenance issues as they arise. If there is a repair required due to resident damage/neglect, then we will inform you of this and will charge your account accordingly.
