Am I required to make my property available to Section 8?
The State of IL prohibits discrimination on the basis of source of income; therefore, applicants with Section 8 vouchers are welcome to apply for any of our listings. -
Are you licensed?
Yes; we are licensed in the state of IL and plan to expand to WI soon. -
Can I reach you after hours?
You can reach our emergency line outside of normal business hours. -
Can you put the money directly into my account?
Yes! When the month closes, we’ll send your owner draw via EFT. -
Do I get to see the lease or sign it?
Yes - we provide you with access to leases and other important documents via a shared folder. Dillon Realty signs the lease on behalf of the owner. -
Do you sell real estate too?
Yes, we do! -
How and when do I get my checks?
Our accounting month runs from the 18th to the 17th. After we close our month out on the 17th, we’ll send your owner statement via email and your owner draw via EFT between the 17th & 20th of the month. -
How is rent collection handled?
Rent collection is handled via Buildium (our property management software) and its integration with a few other platforms for enhancement. We accept payments in a multitude of ways for resident convenience. All payments are recorded in Buildium and are reflected in your owner client reports. -
How long of a lease do you sign?
Our standard leases are 12 months in length. Other terms are possible. -
How much security deposit do you charge the tenant?
Our standard security deposit is equal to one month of rent. -
How soon can you start managing my property?
We can begin managing your property as soon as all of your onboarding steps are completed! -
What type of properties do you manage?
We manage residential rental properties, including single family homes, individual townhomes/condos, and multifamily buildings of all sizes. -
What type of reports do I get and how often?
You’ll receive a monthly Rental Owner Statement with transaction detail. You will also have access to a variety of reports on-demand via your Owner Portal. -
Who holds the security deposits?
Dillon Realty holds the resident security deposits in an account as required by IL Security Deposit law. We also handle the refunding of security deposits for you!
